  • Based on the appraisal, we'll collaborate to determine a listing price that aligns with your satisfaction. Our aim is to propose a listing price that closely mirrors the fair market value, allowing competition to naturally influence the final price.

  • We can provide recommendations for changes to help sell your property quicker or for a higher amount, depending on your budget. These suggestions can range from light repairs to extensive renovations. It's important to consider the return on investment for any changes made. Ultimately, how you choose to sell your property is up to you, as long as the price reflects your decision.

  • Before posting your home online, we'll collaborate with our partners to capture high-quality photography and create a detailed floor plan. Following that, we'll craft a top-notch advertisement with all the essential information that a potential buyer might need.

  • Share the property with current buyers in our network that are searching for a similar property.

  • After exploring the off-market route, we'll transition to marketing your property publicly, known as going "on market." This involves showcasing your property on platforms like Realestate.com.au and Meta (including Facebook and Instagram), where we can reach the right buyers.

  • After you have accepted an offer we will generate a contract of sale that can be signed by all parties through DocuSign. We will also help manage conditional stages of the contract including pest & building and finance. The final piece of the puzzle is making sure the property is reading for settlement with a pre settlement inspection and on settlement day ensuring a smooth hand over.

On Market Fundamentals

  • Maximize exposure for the property by advertising it on the leading real estate website (realestate.com.au) and proactively reaching potential buyers through targeted social media campaigns (Facebook & Instagram)

  • Maximise the number of open open or private inspection attendees by crafting a quality advertisement that utilises top notch photo’s, floor plans and written information.

  • By attracting a sufficient number of attendees to open houses, you'll foster a competitive environment, giving you the opportunity to make the best choice for your needs. We'll schedule two open houses over the course of a week to accommodate potential buyers.

  • We never wait for a buyer to call us and will always follow up with all prospective buyers to understand their intentions and feedback on the property.

  • We operate on weekly intervals with all offers being presented by the afternoon of the first Saturday on the market. We will present all offers and any feedback.

Pricing

  • Our commission rate is 1.7% of the sale including GST.

  • The primary marketing expenses include photography, floor plans, and advertisements on Realestate.com.au. On average, these combined costs total $2,100.

  • We handle all upfront costs, including photography, floor plans, and advertisements on Realestate.com.au, with reimbursement taking place at settlement.
